What listing prep usually involves
Every listing is a little different, but the problems tend to repeat. The seller has already moved and left the garage full. The basement has been a storage room for years. There's an old hot tub out back nobody wants buyers looking at. Or the photographer is booked and the spare bedroom is still stacked with boxes.
We clear what you and your seller decide should go, from inside the house, the garage, the yard and any outbuildings. Furniture that's staying for staging stays put. When we're done, the space is swept and ready for the cleaners, the stager or the photographer.
How it works with your seller
You decide how involved you want to be. Some agents hand us the seller's number and step back. Others want every text to come through them. Either way, we confirm what's staying before anything moves, and we'll send photos when the job's done so you can check it without driving over.
For a vacant listing, set us up with lockbox or key access and we'll handle the rest. For an occupied one, we'll work around the seller's schedule and your showings.
Inherited homes are their own kind of listing. When your seller is the family of someone who has passed, we slow down, set personal things aside and let them make the calls.

What affects the scope, and what happens to the stuff
How much is going, how hard it is to reach and how heavy it is. Garages and basements are usually the bulk of a listing job. Hot tubs, sheds and playsets take longer because they come apart on site first. You'll get a price before we start, so you can pass it along to your seller.
We don't just dump it. Furniture and household goods in decent shape go to donation. Appliances and metal go to recyclers. Paint and chemicals stay with the seller for the county's hazardous waste drop-off. Only what's left goes to the landfill.

Can you work directly with my seller?+
Yes. Loop us in and we'll coordinate with them, or keep you as the only contact. Whatever keeps your day simpler.
How fast can you turn a listing around?+
Tell us the photography or showing date and we'll schedule to it. Realtors get priority on the calendar.
What if the buyers find things left behind at closing?+
Call us. Closing-day leftovers are a regular part of what we do.
Can you take out a hot tub or shed before the photos?+
Yes. We take them apart on site and haul them off. A hot tub's power needs to be disconnected by an electrician before we get there.
Do you work vacant listings with nobody there?+
Yes. Give us access and a list of what's going, and we'll send photos when we're done.
Can you leave the pieces we're using for staging?+
Of course. Mark them or tell us which ones, and we'll work around them.
